LVR reported the median price of existing single-family homes sold in Southern Nevada through its Multiple Listing Service (MLS) during July was $480,000. That’s down 1.0% from July 2025 and down 2.0% from the all-time high set in May and June.
The median price of local condos and townhomes sold in July was $290,000. That matches the price from July 2025 – well below the record high of $315,000 set in October 2024.

• The sales pace so far this year has been similar to 2025, which posted the lowest annual sales total since 2007.
• Sales have seen peaks and valleys in recent years, generally declining since 2021, when LVR reported a record 50,010 total properties were sold.
By the end of July, LVR reported 7,442 single-family homes listed for sale without any sort of offer. That’s up 4.1% from one year earlier.
