New listings rose 1.2% over the prior four weeks, reaching their highest level in more than three months
Median asking prices dipped 0.1% — the first decline since January
Pending sales fell 1.3%, hitting their lowest point since March
There are now approximately 500,000 more active sellers than buyers nationally
The driver: persistent affordability pressure. Mortgage rates remain elevated around 6.67%, and home prices are still up 1.8% year-over-year despite regional moderation. Fed minutes released this week show officials weighing a rate increase if inflation doesn't ease — a signal that near-term relief on rates is unlikely.
Despite short-term softness, the broader trend remains constructive. NAR Chief Economist Lawrence Yun points out that year-to-date home sales are up 2.4%, and describes the market as "remarkably stable" given the rate environment.
For buyers, this imbalance between supply and demand may translate into more negotiating leverage — price reductions, concessions, and less competition than we've seen in recent years.
